Key Objectives
- The management of the contracted Maintenance, Security, and Cleaning service providers, through their site supervisors and directly were required, to ensure the delivery of service within the agreed budgets.
- The maintenance and monitoring of procedures and records relating to the sites fabric, mechanical and electrical maintenance.
- The maintenance of the Corn Exchange ‘Planned Preventative Maintenance’ schedule.
- To ensure all Health, Safety and Environmental statutory obligations and industry best practice procedures and systems are adhered to.
- To assist in the preparation and maintenance of the service charge budget and expenditure.
Main Duties and Responsibilities
General:
- To oversee the Corn Exchange’s service providers and third party and contractors.
- To ensure that all plant and machinery is being effectively and efficiently maintained by on site & third party contractors in accordance with the maintenance schedules and that all records are accurately maintained.
- To assist in the maintenance of the sites ‘Tenants Handbook’.
- To assist in the maintenance of the Corn Exchange’ s emergency planning and business continuity plan, reviewing and updating as necessary to ensure optimum effectiveness.
- To maintain the site’s ‘Tenants Fitting Guide’ and to assist Managing Agent in any Occupier shop fit plan approvals.
- To ensure that all accident and incident reporting, including insurance and statutory forms and procedures are correctly completed and adhered to.
- To ensure that utility consumption and costs are effectively and efficiently managed.
- To ensure that all the building’s insurer’s requirements are complied with.
- To prepare and deliver operational reports as required.
- Assume the role of ‘Duty Manager’ when required.
- Any other duties reasonably requested by the General Manager.
Compliance
- To ensure that the Corn Exchange’s health, safety and environmental compliance records are accurately maintained.
- Assist the General Manager in overseeing all aspects of Corn Exchange’ s Health, Safety and Environmental policies and procedures, including the induction of new occupiers and their contractors.
- Ensure that all visitors, contractors and occupiers adhere to site health, safety and environmental procedures and are compliant with appropriate regulations.
- With the General Manager, periodically review the performance of contractors to ensure all standards are being met, reporting to the managing agent’s Procurement Team any shortcomings.
Experience, Knowledge & Qualifications required for the position
- Recognised qualification, preferably related to facilities management.
- Ideally some knowledge of large building structures and their associated mechanical and electrical services, particularly life safety systems.
- Experience of management of contractors and contract procurement.
- Ideally a recognised health and safety qualification with experience in an H&S focused environment with responsibility for managing H&S.
- Good administrative and IT skills (Word, Excel and PowerPoint).
- Good numeracy skills with experience of setting and managing budgets, meeting deadlines and working within financial limits.
- Excellent customer relations skills and an ability to work and integrate in an already established team.

Must Have Qualifications
- Recognised qualification, preferably related to facilities management.

- Experience in setting and managing budgets, meeting deadlines, and working within financial limits.
- Recognised health and safety qualification with experience in an H&S focused environment.
- 5-10 years of experience in operations management
- Must be located in commutable distance to Manchester, England, United Kingdom
